How Often Should a Boiler Be Serviced? A Straight Answer

Once a year is the rule, and it is not arbitrary

Every major boiler manufacturer, including Worcester Bosch, Vaillant, Baxi and Ideal, requires an annual service by a Gas Safe registered engineer to keep the warranty valid. Miss a year and many manufacturers can refuse a repair claim, which matters a lot if you are three years into a ten year warranty on a boiler that cost upwards of two thousand pounds installed.

Beyond the paperwork, twelve months is roughly how long it takes for combustion components to drift out of tune, seals to begin degrading and small issues like a weeping pressure relief valve to develop. A service resets that clock. If you are a landlord, the law goes further: you must have a Gas Safety Record (CP12) completed every twelve months for any rented property, and in Scotland this also feeds into the Repairing Standard.

What actually happens during a boiler service

A proper service is more than a quick look and a sticker. Expect the visit to take around thirty to sixty minutes for a modern combi, longer for older or system boilers. The engineer should remove the casing, inspect the heat exchanger and burner, check the flue and its terminal, and run a flue gas analysis to confirm the boiler is burning cleanly and efficiently.

They should also check gas pressure and gas rate, test safety devices, inspect for leaks and corrosion, check the condensate trap and pipework, verify system pressure and top up if needed, and confirm ventilation is adequate. You should be left with a record of the readings, not just a verbal all clear. If an engineer is in and out in ten minutes without instruments, that was not a service.

When to book it, and what it typically costs

Late spring to early autumn is the ideal window. Engineers are less stretched than in winter, you will get an appointment sooner, and if the service turns up a part that needs replacing you are not left without heating while it is ordered. In South Lanarkshire the heating season starts biting from October, so a September service is a sensible habit.

Costs vary with boiler type and access, but as a rough guide a standard boiler service in the Hamilton area typically falls somewhere between 70 and 110 pounds. A combined boiler service and landlord gas safety check usually costs a little more than either on its own but less than booking them separately. Be wary of prices that look too good, as they often mean a visual check rather than a full strip down and analysis.

Are there boilers that need attention more often?

Some situations justify more than a yearly look. Boilers over twelve to fifteen years old, systems with a history of pressure loss or sludge, and oil boilers (which need their own annual service including a new nozzle and filter) all deserve closer watching. Hard water is less of an issue in this part of Scotland, as most of Lanarkshire has soft water, but soft water does not prevent sludge from corrosion inside radiators, which is the more common local culprit for cold spots and noisy pipes.
