How Often Should You Service Your Boiler?

The short answer: once a year

For almost every domestic gas boiler, the right interval is once every 12 months. Nearly all manufacturers, including Worcester Bosch, Vaillant, Ideal and Baxi, make an annual service a condition of their warranty, so skipping it can void cover that often runs for 7 to 10 years.

A good time to book is late summer or early autumn. Demand for heating engineers spikes from October onwards, so a September service means your boiler is checked before you actually need it and you avoid the winter waiting list.

When you might need it more often

Some situations justify a check sooner than the standard 12 months. If any of the points below apply to your home, it is worth speaking to an engineer.

• Older boilers, roughly 10 years and over, where parts wear faster
• Hard water areas or homes prone to limescale and sludge build-up
• Landlords, who are legally required to arrange a Gas Safety check every 12 months on rented property
• After noticing warning signs: a yellow or lazy flame, a rise in gas bills, banging or gurgling noises, or frequent pressure loss

What actually happens during a service

A proper service is more than a quick glance. A Gas Safe registered engineer will inspect the boiler casing and controls, check gas pressure and flow, examine the flue for safe operation, and test for any leaks or signs of carbon monoxide.

They will also clean key components where needed and confirm the boiler is burning correctly. Expect the visit to take 30 to 60 minutes for a standard combi, and you should receive a written record at the end. If anything looks borderline, a trustworthy engineer tells you and lets you decide, rather than pushing repairs you do not need.

What it costs and why it is worth it
